Greg Tunnell


Greg Tunnell, co-founder of TwoTen Communities, LLC, brings over 20 years of experience in residential real estate. Greg began his career as a superintendent and grew his career in all aspects of land acquisition, land planning, land entitlement, and construction management. His experience also includes HOA formation, Public Improvement Districts, and TIRZ.

Prior to co-founding TwoTen Communities, LLC, Greg worked for various reputable local builders, third party developers, and national builders where he gained experience in residential construction, land project management, submarket segmentation analysis, and team leadership.

Greg’s experience has allowed him to be involved with numerous San Antonio and surrounding area municipalities, local governments, and utility districts.

Greg graduated from Sam Houston State University and holds a Bachelor of Business Administration in Business. His community involvement includes serving as a member of San Antonio Real Estate Council, a member of the Greater San Antonio Builder's Association, and a member of Community Bible Church.

Todd Burek


Todd Burek, co-founder of TwoTen Communities, LLC  has been involved in all phases of both commercial and residential real estate development and construction in South Central Texas for the past twenty years; with a primary geographical focus on the I-35 corridor between San Antonio and Austin.

Prior to TwoTen Communities, Todd has honed his skills by founding and operating his own land development and home building construction companies. His areas of expertise include land acquisition, entitlement, development, home building construction, and post development management.  His expertise expands into the creation of associated utility districts including MWDs and MUDs, and working with state and local municipalities to secure  approvals for service areas and discharge permits.

In addition to the above, Todd has experience negotiating and implementing various forms of  Public Improvement Districts (PIDs), Public Improvement Agreements, TIRZ and TIFs.

Todd holds a Bachelor of Science in Business Management from Canisius College, Buffalo, NY and earned his MBA in finance from Rochester Institute of Technology, Rochester, NY. He is a member of the San Antonio Real Estate Council, and the Greater San Antonio Builder's Association. Additionally, he is an active member of Shrine of St. Padre Pio Catholic Church in San Antonio.

Steve Louis

Vice President of Operations

Steve Louis  

After graduating from the University of Nebraska in 1994 with a Bachelor of Science degree in Construction Management, Steve began his successful career in the single-family sector as a Construction Superintendent with D R Horton in Austin, Texas.  While employed at D R Horton, Steve was promoted to Product Development Manager, then to Vice President of Operations in the San Antonio Division, and then promoted to Vice President of Purchasing of the San Antonio Division. 

Steve became Division President for Bella Vista Homes in San Antonio and was with the company for over 12 years and built a team that grew the Division to become the 7th largest home builder in San Antonio. He served as the Area 4 Vice President for the Texas Association of Builders (TAB) in 2017 and is a past President of the Greater San Antonio Builders Association (GSABA).  He remains active in GSABA and is a member of Real Estate Council of San Antonio.
